Go to Etsy and search for "rental property tracker," and you will find hundreds of nice spreadsheets to track 10-20 rentals, usually for under $10.Software has extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

@Julia Lyrberg Thank you for the encouragement, I know it’s not the greatest score but I currently have around a 740 so I don’t think I need to be super concerned on that end but yes I’ll definitely be trying to tidy up my finances better.

The last thing you want is for them just run venting across the ceiling and you see it (as an extreme example)I think you could split it or just say if that's what they want then they would have to pay for it.
