Did not work out with the first renter however, I have found my stride and now have a great renter.Looking to hold this long term as it is a great value within the city of Atlanta which lacks affordable single-occupant housing lacks.

The numbers with a 2 bed 1 bath and a 3 bed 2 bath work out pretty well at what the offer is. 

They know how to find every little thing and know what stuff cost to get done, but you should always be able to get it done for slightly less (10%).Its more work to "set up a team", but holy cow is it an amazing feeling to have a routine to most aspects of your business.

One that I work with routinely does only 'drive by' appraisals for homes that are occupied.

At the beginning it's not so much about systems as it is routine and diligence.

I'm working on a deal where I would purchase a re-performing note (10 payments on time after workout, so far) at around 50% of UPB. 

I have begun some demo as I started to work out the details but am thinking I should stop until this is finalized..

I’ve been in a great deal of them for work :) there may be a few extra square feet I could manipulate to squeeze something in on the first floor but the last time I checked my layout it wouldn’t work out with a first floor bath.
