I have rentals in BC and AB and BC tenancy rules are a lot different than in AB.

Only real criteria is A/B/C areas and no rural. 

If you are more focused on appreciation, then your asset should be geared towards A/B class neighborhoods in my opinion.

Follow up question:  I see a lot of articles mention that "the property is located in a B- neighborhood" what does the letter grade of different neighborhoods mean? 

It is a first floor apartment with low taxes abs maintenance which made it a good place to begin my real estate journey What made you interested in investing in this type of deal?

Hello I’m currently looking at a deal and would like to know what some of you think it’s a Single family home divided into 2 units with total rents of $2600 in a neighborhood I would consider  A- / B+ .

We live in a B class suburban neighborhood in the Midwest and are under contract to purchase a property in a nearby C+ neighborhood (closing in less than 48 hours.)

A 3 unit in a B-class area for 110k seems a little unlikely.
