I like to look at each component of the process on an itemized level first so that when I do work with a developer I can have my own reference for all the bundled costs associated with the build proposal. 

A colleague of mine in Scottsdale recently used it to turn a fixer-upper into a profitable rental within months.

For that price point, I would want to hear from multiple (5-6) real students who took the program (with your same/current level of knowledge), executed well, and got your expected result. 

With the run up of multi family prices, relatively high rates and the 3.5% low down payment this is virtually impossible (outside of some markets in the upper midwest) to make happen. 

Many PM companies will not do so at all as it requires a high level of internal coordination and sometimes the tenant just makes your life a nightmare. 

This has brought me the new level of real estate that I've always wanted.

Websites like Zillow, Redfin, and Realtor.com offer great insights into home prices, trends, and inventory levels.

That is an individual answer specific to each one's situation and risk tolerance level.
