It connects to Horizon occasionally and will catch itself up from the last time it connected.

Obviously would be a slower process, but would create very little debt hanging over your head.

I was under the impression that FHA is first time home buyers.

This just seems like it puts me in a potential bad situation if something goes wrong during the process.  

A few times our door knocker team doubles as "movers" litterally.- You will have to come out of pocket for the arears, fees etc, just to get into "contract" some times $20k or more and all you have as protection is the word of someone who's proven to be unreliable and a signed piece of paper... 

Is the property & tenants mostly easy to manage or is it taking up a lot of your time?

Be careful not to violate any Fair Housing laws during this process.

I probably have about $100,000 of my own funds to put up, (will need $500k Minimum) but don’t have the credit or the income at this current time (Just gut renovated my main residence). 

My main aim of interest in real estate is to increase cash flow and overall build wealth that can replace my day job and give me more flexibility with my time.

I would just add that probate isn't really a painful process in most situations.
