Make sure your financial modeling is SUPER conservative with a lot of stress tests.

But you just want a T-shirt, no matter what price those shirt sellers offer. 

Conservative LTV first trust deeds are currently paying over 9%  and generate good cash flow when buying doesn’t make sense.Yes that´s another wonderful alternative, I invest in notes as well, got no tenants & no toilets and with those interest rates a return, where I don´t need to buy real estate for cashflow.

Great points to consider @Nate T. if rates sky rocket and the banks want their money after I transfer title I would be in a bad position. 

Also learn to do stress test on your portfolio if something happens (higher interest rate, vacancy, etc).5- Enjoy: You need to love doing that.

I definitely understand your point of view, as I've been all sides of this situation, and it can be stressful to deal with.

So tenants that don';t work out can be stuck in a room for 2 months while the slow eviction process works through.
