Your question is so broad, it’s like walking up to a stranger and asking what kind of car you should buy.

(Watch out for all the anonymous solicitations you’ll probably receive now from out of town strangers.

My understand is you can talk to friends, family and colleagues with whom you have previous relationships with no problem. emailing strangers is not good, and also probably not effective. good luck!

We set a goal a few years ago to pick up the tab for a stranger every time we go out and eat.  

They are like seasoned squatters staying there free uninterested to talk to any strangers. 

My wife gets it, a group of the other local landlords I've met along the way get it, but overall, I very much feel like a stranger in a strange land.

They are not renting it out to strangers, and are not collecting rent (as far as I know and no way to verify). 

Include your time.I can't believe you don't have a text message or an email where you have discussed doing the work.Any contracts with friends ,family,strangers, or enemies should always be in writing.
