andrew as you know there has been a lot of speculation and worry last few weeks in the residential rental world.My thought is we have to wait till mid to end of April to see real April numbers.Keep in mind most tenants never get on BP or read about all the stuff that we investors discuss ,  Govmit has stepped in big time..

Expensive market- people either play the appreciation speculation game or invest elsewhere for cash flow.

A speculative genius isn't a genius until he hits his lottery number and everyone believes he had a crystal ball. 

If that's correct, it would defeat her purpose unless she wants to buy that specific property, maybe because she wants to use it for herself, which I don't want to speculate on.As a result of the crisis, real estate prices in Barcelona could get a whole lot cheaper and at the very least there could be opportunities.

If we assume rent is deferred for 90 days due to current circumstances, that would mean regular monthly payments would be due after those 90 days as well as tenants needing to work with landlords to determine how the 3 deferred payments will be made over 12 months.Not in your market and just speculating based on your post.

I'm just speculating here but I'm thinking that the IRS is dealing with the fires right in front of it because so much is uncharted territory for them. 

Ultimately you’ve got to make your choice based on what works for you and not Based on fear or speculation.

There's tremendous speculation, good and bad information and major uncertainty. 

That said, my investing style is to focus on the cash flow my investment will generate from day one as to do otherwise feels too much like speculation to me. 

No use speculating until you have a better understanding of what transpired.
