Let's look at finding deals . . . . . . . for single and  multifamily1)  Track listings on MLS (being your own agent is helpful so you can act fast, but not for everyone)2) For multi family, I would also watch LoopNet or Costar3) get on a lot of wholesalers list and sift through the junk to find the gem 4) Attend local REIA meetings and get to know the players and let them get to know you, they might have a pocket listing.5) Direct mail potential sellers in areas you want to buy -  - code violation lists (I send about 1000 pieces of mail a month)- probate (or even obit records for all deceased owners of property) - look for deceased owners of duplexes and send letters- direct mail probate attorneys who might have families dealing with rental properties- direct mail nursing homes - caseworkers who help families transition- farm specific areas where you want to buy and direct mail the absentee owners.- know of a group of properties you would really like, keep telling the owners of your desire to buy and when they sell, they will call you first (most good duplexes sell this way to friends or contacts that connected with the owner) they don't often get listed for sale, they sell to family or friends.

However during this time the landlord is not responsible for those belongings and can move them in order to prep the apartment for the next tenant, etc.Before I try to sift through Marion county Court documents, I am wondering if Indianapolis / Marion county investors can save me some time and tell me if they are aware of a local Court rule similar to this that I can research or if Indianapolis defaults to the state law of 90 days?

Hi David..Section 8 tenants are steady and can find descent families - interview - sort - sift to select the best ones...:)

I would rather pay 1 person $10,000 to teach me and show me his system of investing successfully rather than read 10,000 articles and then take all of that information and sift through it to figure out what applies to my specific market and how to implement the information successfully.There is so much information out there, and much of it is very useful, however, I don’t have all the time in the world to search through it all to find out what is useful or not.

With so many listings on the market it seems overwhelming to sift through all the data and find deals that are worth the initial analysis.  

There is a lot of junk in to sift through but many times you get lucky.

Next, I would sift through all expenses.

@Jeff Rabinowitz I agree, with listing on Craigslist, I have to sift through a bunch of duds (in some cases i would get straight up scammers) before I get a decent candidate.

I am new here and I am trying to sift through the fake Bulk people.
