Are there roofs, porches, mechanicals, sidewalks, siding, parking lots, or other common areas that need a facelift? 

A tiny amount of peeling / chipped paint, a cracked window, uneven sidewalk, wobbly handrail, roof with less than 5 years estimated life - the list goes on and on. 

Generally it is the sidewalk level but it may not always be.

There were sidewalks, fire pits, community games, etc and all I could think was how awesome it would be to have a setup like this of rental houses.

The area is in the mist of a huge expansion of the downtown / village area, and this property is walking distance (with sidewalks).

@Greg Powers makes a good recommendation for public water/sewer properties; especially in areas where significant infrastructure components, such as sidewalks, are in the way of repairs to the lines.My general take on insurance is that, on average, the premium will end up being more than the claims reimbursement multiplied by the likelihood of loss (otherwise insurance companies would be in the red), so I only insure against losses that would otherwise be financially crippling.

I am currently experiencing an issue with a sewage leak, coming out of a pipe on the sidewalk outside of my place.

We always replace or repair driveways, sidewalks and patios when they're damaged because the liability is just too great.

You know the kind - "apple is to brick as Neptune is to _______".  4 hours of sweat-inducing torment.In reality, I finished in 30 minutes and 10 minutes later, I was out on the sidewalk with a license in my hand.
