My point is that if you don't rent to someone who meets your documented criteria, or if you decline one person with a dog but accept a different one, then you are open to being accused of discriminating on the base of race, sex, etc.

So a guy I know just bought a 11 plex and he got a good deal due to 5 or 6 sex offenders living there and the owner was in a bad spot with it since no one wanted to move in. the new owner is now fixing it up and will probably have it renting in December.
