Sounds exactly like my roommate from years ago who I kicked out.

You find yourself a roommate (or renters if the property is a duplex or more), then refinance for the higher amount. 

So the girlfriend won't have a claim through a non-marital relationship.I'm not a lawyer, but it may be messy evicting a roommate who began their residency as a partner. 

I lived in the home with two other roommates (it is a 3/2 townhome) while I saved up to buy my next property.

It would be different if you were going to house hack and just mentioned by word of mouth to people you're looking for roommates soon.

Guy 2's new roommate is having his mom cosign.

My first vision for the place was to house hack the place and get a couple roommates.

@Sean Ezeamama When you say "both other tenants have paid" do you mean other apartments in the same building or other roommates paid their portion?

Hi Tavis,Live with a roommate in a room vs an apartment = cheaper (or sleep for free at a relatives home).Drive an older car or walk = cheaper.Cook your own meals = cheaper.Have a limited reasonably priced wardrobe = cheaper.Don't drink and don't smoke = cheaper.Have your pay auto-deposited, and then manually move the amounts you need to spend ie. rent and food into another account that has a debit card.

Not to mention, not sure what I would do with my roommate if things didn't pan out.
