I agree that it's a shame to remove slate though because it's such a beautiful roof surface that is extremely resistant to the rough New England weather: wind, hail, freeze/thaw cycles and even fire resistant which is why it is valuable (that and a new slate roof is ridiculously expensive).

@Zachary Bellinghausen I would resist decreasing the rent if it all possible.

Wadmalaw is very resistant to bringing in any new change. 

If you do decide to talk with them and they are resistant to moving don't get into the details or any emotional conversation. 

I know they are here of course.but its not like deep south and other areas.Not sure if any species is termite resistant or not.. that would be a good question though for Mr.

@Eric Michaels most times the paint gets an additive that makes it "resistant" to mold growth.

Also that everyone agrees a correction is due, although we don't know when.My question is, does it make sense to still pursue multifam right now (and hedge the purchase as best as possible w/price/terms) or look at other asset classes that are though of to be a little more recession "resistant?"

It is proven to be incredibly durable and imprint-resistant for heavy furniture.
