I feel like I am writing a novel putting together a proposal at times.It is refreshing to hear that communication truly is key with owners! 

I find it so refreshing to be able to come to this site and connect with like minded people.

Though the rent is higher now, you might still have some vacancy and the cost to refresh the home might turn into more of a renovation.

I'm New to this just signed up been listening to biggerpockets podcast lately and it is so refreshing.

If i didn't pass the exam I would have taken a weekend refresher course and taken it again . . .but I thought it was very easy and I was well prepared for it. 

we had a rental for $1200 in livonia and when the tenants moved out, we refreshed and rented it for $1,475 in just one hr.our rents are from just over 1k to $1,500

In short, no matter which paint you use, developing a Zen countenance with speed and precision, using quality tools (and matching the right ones to the job) and planning on doing two coats unless you're just refreshing  the colour (tinting a primer for one of those coats can be very multi-functional, saving you from spot priming as well as saving you money) is probably your best goal for d.i.y. success.  

Coming from Vegas where deals are few and far between to seeing the plethora of deals out here is so amazingly refreshing.
