That's a horrendous fallacy and a weak mindset to think that real estate agents are buying the best multis.

They’re great for trends, but digging deeper into local government or real estate associations will give you the most accurate picture.

Starting with an owner-occupied duplex is a great way to get into real estate investing while keeping things manageable.

Pretty standard and we've definitely done it in the past with a lot of real estate agents we work with that invest. 

The real wealthy people are quiet, unassuming, running their business and not their mouths.Keep networking, educating, and growing.

Our lot is fenced in and we cannot see where he lives but close enough to be of concern, but we want to stay in the same town until the kids are finished school.So, my question is this, would it make sense to rent our home (roughly $2300-2500/mo. as per real-estate agent claims), with the stipulation that the garage is used for my business AND buy a home nearby?

We've always invested out of state and that is not a real hurdle for us. 

Real estate can really change the game, and finding the right properties with smart financing is key.
