Hello all,Happy and prosperous new year to all! 

But I'm not sure how should I set my mini cap rate  while searching and filter properties. for example I'm looking into Oakland Ca, and Austin Tx. and average cap rate for prosperities in those markets are in totally different ranges Is there any way to say, for example above 5% is good for Oakland and not for Austin ?

The down side is college housing, so more property damage and turn over and reliance on the future prosperity of the university which I think is a pretty safe bet. 

You can still have income in your 20's while setting yourself up for a prosperous adulthood.Read the book, "The House Hacking Strategy" by Craig Curelop, then read a few other beginner BP books.

So I say draw a big circle around DFW area and look around that circle edge….and possibly outside it….so for example on the north side Justin and Ponder and as you move along the circle...Denton and Krum, Aubrey, Sanger, Pilot Point, Prosper, Melissa, Anna, Princeton, and north to Sherman and Denison and all the small towns in between there and McKinney.
