@Alec Jacobs you have a good process as far as making them fill out a application before touring the property.

It's a mess with commercial properties.

Even this is an incomplete list.Worst of all, the main reason not to make this loan is that you will not hold a first position-lien against the property.

Would living in the same property as my tenants have any downsides?

I only have 1 property under my belt and am currently house hacking my SFH. 

@Damien Davis - I bought most of my properties when I had a W2 job. 

After a year or so they then sell the property and do a 1031 exchange.
