I just haven't been able to find wholesale deals, MLS deals on market for a long time or off market that in this environment allows me to buy for 75% of value.

At least in our primary market (Tampa) I think 2023 created a purge of subpar listings and subpar owner's (get rich quick types) and now has created an environment where the good survive and the best thrive and the rest have died.

If you intend to expand to multiple property ownership, or if you do or intend to have other assets you wouldn’t want to jeopardize by real property ownership liability; then spending $350 - $550 to set up an LLC, and $125 for tax software to fie taxes, and 3 minutes to go online once a year to file a one half page information report, seems like a small price to pay for the protection, peace of mind, possible retirement plan benefits provided.

Today it will be very challenging as the rates on HELOC’s will be very high.Unless you perform the labor or get a screaming deal, your chances of getting all your money out will be challenging and it may end up being near 100% financing and thus little to no cash flowNot saying it cannot be done but in high interest rate environment brrr makes it that much harder
