Who are you trying to attract?

i'm considering trying to invest in CT at some point (I used to live there, I own a property there and have part of a business network, and I have family there) and just out of curiosity, I actually looked at new housing starts in CT vs.

Try AI resources like Chatgpt and Gemeni, you will have to feed your data and assumptions and they will both do wonders.  

I feel like there's still people trying to make BRRRR deals work close to the city and the truth is it's nearly impossible given prices, rates, and the cost of construction.

The BRRRR method (Buy, Rehab, Rent, Refinance, Repeat) could also be a great strategy to recycle your capital.To find deals, try direct mail campaigns targeting absentee owners or distressed properties, or go driving for dollars in neighborhoods with strong rental potential.

Often times someone passes their NMLS test, hangs their license, does a few Fannie/Freddie deals, then tries to get into investor lending.

Try to find something that is surrounded by residential homes if you can.

Beyond trying to connect on this forum would recommend look in the BP Meet up section and checking out local DFW FB RE investor Facebook groups as well as Meetup.com and Eventbrite for local events. 

Some must be using PriceLabs because it’s so common.
