You asked for opinions here, so at the end of the day it is really a gut call on your part as both have merits.

So market timing/annual timing isn't that important to me.Overall I think the Denver market will outperform the national market next year, but again I would worry less about macro-economics/market timing and focus instead on the merits of individual deals themselves/good submarket locations and just get in the game. 

Michael, I see where your coming from and it has a basis of merit BUT your amplifying things to a level of creating a false, incorrect stereotype that STR-Arbitrage is a bad strategy, it is NOT, I speak form not theory but real world actions and activities. 

Some people mentioned finding a partner but in my opinion I'd tackle the first deal on your on merit.

There is certainly merit in all that sentiment but it has me thinking--how can I become the agent banks call to list their foreclosures?

Many markets are overbuilding multifamily housing and the looming rate hike point to a potential correction, so I am keeping my capital liquid until that happens.I see so many people on here saying that you need to just jump in and get started, and while there is definitely merit to that I would not buy a bad deal just to get your investing career started.
