IMHO the better strategy is use defaulted taxes as a lead source for finding opportunities to buy from principals and those with fractional interests or secured creditor claims.Unlike tax liens (or deed states) clearing title becomes an issue that must be addressed and is entirely avoided if you merely use the list as a lead device. 

I know investors who will flip a house and pay 80% of the ARV-Repairs leaving a mere 14% after commissions.

I'm very sorry if I have offended anyone.I was merely trying to draw attention, I posted question about Killeen a week ago and got no response, I figured humor.....

Stay away from the “guru” sales-pitch events - they rarely increase your investment knowledge, they merely empty your wallet!

I was successful in getting mine lowered because I brought in accurate/recent sales comps (and even an actual appraisal on one of them - though that's not generally required).  90% of the other people I watched were not successful because they didn't spend the time to research their position and merely brought in a Zillow printout showing that their house was supposedly worth less than it was being accessed for. 

The recorders office is merely the local county archive for deeds and other documents of public record. 

Agents are merely the middlemen.
