It reminds me of situations where a person steps down as a manager for company but remains there and a different employee is now a manager and making changes -- effectively an indirect way of saying the past manager was "wrong".

I will allow a "Personal Guarantor" when the tenant is a student- usually it's a parent that signs since they are going to be paying the rent directly or indirectly anyways.

If you read what I wrote, you would see I thought the original question was funny...because it was so broad and unanswerable...in the form it was written.When the question was reposed later, I said, it was a better way of asking it.There are many, many, more factors, and more events taking time, and more direct and indirect sources of income, all coming from the time spent....than you included in your answer.Focusing on the $$$/time factor IS hysterical, since you can't define the exact numbers for (or even close) all the compounded events.I never said that the time you spend wasn't important (again, read what I said), I said it wasn't completely measurable.
