Good AfternoonLet me first start by saying im a first time investor and have begin dipping my feet in to the investment world, I purchased a property near a college that the numbers seem to work and would make a good student rental, I thought that purchasing the home with cash and free and clear would be a good option and to work the refinance for the repairs and upgrade to the home, its not going to take much but there in lies the rub!

Pictures lie.

Landlords that fall for tenant lies usually pay through the nose.

Therein lies my dilemma.

It never lies.

I dont care if someone makes less but lying is an indication of possible more lying.

I am not going to lie, without the help of the podcasts and books I probably would not have built up the courage to go forward with making this deal happen since it is out of state, but when you feel prepared and knowledgeable anything is possible. ( Big thanks to David Greene for this !!

I also wonder if perhaps they are lying to cover up bad rental references from the past.

The numbers typically do not lie.
