Has anyone ever rehabbed or marketed their properties with low Voc paints, sustainably harvested wood or bamboo, cork or refurbished wood. energy saving appliances, air filters, fruit trees, water gardens, passive house.I'm thinking this is something I would like to do but of course it's all about economics and these green things usually cost more.

The deals exist, they just aren't low hanging fruit and it's hard(er) to pull them off if you do this part time. 

I don't see any reason to throw away 3 months of payments just to stay in a house that is underwater.Anyway I'm just trying to figure out what next step should be.Shoud I start shopping for agents with short sale experience?

You can still find some low to mid hanging fruits.

My advice would be to look for agents who are online talking about property insurance and educating the public.

Are there, sure, but you may be better served concentrating on some fruit that is a touch lower hanging that that.

The low hanging fruit is long gone.
