From where you register perspective no, but if you invest out of state you should register as a foreign LLC in the state the notes are in.

Hi everyone, I am trying to find a good title company that has experience working with foreign investors (non US residents) in Baltimore.

Given that this would likely fall under Foreign National lending as well, it is unlikely that you find a rate in the low 4's. 

This is very common in the business and while it might be foreign to some buyers, to many others it will be right up their alley.

I had a favourite going in to this analysis but after doing this, I actually went with something that was not my favourite because it was frankly better for my business.Personally I settled on Buildium as it has a robust feature set, has a strong and very active roadmap (after acquisition by Real Page) and is Canadian friendly (for the most part).

In most cases the leverage available for foreign investors is lower. 

In truth, cap rates in the US are often higher than found elsewhere in the world.For many foreign investors, US MF looks very attractive even at a 3% cap and they are pouring their capital into our market.
