If you kept the property, and accumulated the CF/yr, it would take you 25 years to get that same equity that's sitting, frozen in your property.Also, if you cashed out and used that same equity as a DP on different RE, at 20% DP, that equity would buy you $2M in PV, not just $700k,...and, I'd be willing to bet, you could find new RE that would have a yearly CF well over $20k/year.On top of that (remembering my initial statement above), any appreciation applied would be applied to $2M, not just $700k. 

ST rentals are much more profitable and command cash flows are often higher than in the US if you buy the right property in the right market.As an international investor, I find Ladislas Maurice interesting but there are different types of international investors and most international investors I know wouldn't go through the hassle of what he does for the kind of returns that he gets.

Need something to play with, so maybe different market for something new.  

We use Turbotenant and used Apartments for years before that and a different one before that, that apartments bought out.

I can say there are specific custodians we like to work with who are streamlined and smooth process and some who make the process a lot more labor intensive, and have had two investors using the same custodian and have one tell us we need to complete this form and the same custodian tell their other client that its a different form.

You could also get a couple different agents in the area to get you good comps on what to sell it for and compare on what they say the out price can be. 

If you are planning on living there (ie in 1 unit) then you are house-hacking and this is a different calculation consideration then renting out both units and making it a true investment.

It is obviously for a different reason but the idea is same either what kind of business you are in.
