You're clearly exceptional at that and that will serve you well in life and your career.However, as Mike Tyson famously said about the way he destroyed opponent after opponent in the ring-  "Everyone has a plan, until they get hit."

If anyone has better advice or advice in general I'm all ears.

When your phone starts ringing with sellers needing to sell, all the rest will fall in to place.Market, market, market.

Take into consideration this will be my first rental property, so whatever I need to do in order to minimize any potential downside risk I'm all "ears"!!

Networking, seeing ideas from others that I hadn't thought of, and having someone else's ear to chew off about this stuff rather than my wife (who hears it every night) or my friends (who don't want to hear it because they are paycheck-to-paycheck grasshoppers). 

It's just that too many people think they have a silk purse but in fact they have a pigs ear. 

Dallas is of particular interest to me, because I actually have some relatives who can be eyes and ears on the ground in terms of knowing what certain places are like.
