Background Story; My fiance's best friend, recently going through a bad break up, has always rented (lives with her sister, her cats, and her sister's dog), but she thinks now it may be a good idea to finally buy as rents are high and even more difficult for ones allowing pets. 

It's awful easy to slip in a few dogs into a portfolio that kill your overall return. 

There are a number of ways to find homes: Wholesalers, MLS, driving for dollars, mailing campaigns, Auctions, Bird Dogs,  etc.  

They are on a month to month lease which we have informed them we will not be renewing for a couple reasons, the first being that they are a complete slob and are trashing the place / from the looks of it are the reason the place had bedbugs with the previous owner , the second being that they have dogs that are not covered under my insurance. 

As for the PM issue as long as you screen really well and pay attention to basic maintenance 10-20 will be easier than your current 3x3 buildings provided you do not pick a dog for the 10-20!

I don't have time for their rude behavior.

Generally, you cannot prohibit service animals, but in this case, it doesn't sound like the dog is actively working.

Personally, I started out looking for deals for other investors by bird-dogging and wholesaling.

Also this would tell if someone or something like a big dog is staying but not on the lease.
