@Daniel Hyman,Speaking only to the TurboTax Premier and Home and Business desktop versions.  

I’m starting my real estate joirney and am looking for the best tools both hardware and software.Do you like to use a desktop, laptop, iPad?

My CPA thinks the desktop version is the better Quickbooks to get.

QuickBooks Pro Desktop has everything we need as landlords. 

I think its probably WV thats the problem.. hard to figure values maybe.my deals were done in 10 days or less.. they used in house appraisal  IE desk top.. as for underwriting me personally it was quite easy... no docs.. they simply wanted proof that I had bought and sold 300 plus properties in the last 5 years which provided me with their very best rates and terms.. ( U have probably seen their matrix) and of course i put substantial down payment like you probably have to do.. they used whatever on line public info to verify my real estate activity and well frankly its as easy of loans I have ever done...  

You can text/call from the desktop, and text when out of the country. 

,I am a full time bookkeeper and can vouch for both quickbooks desktop and quickbooks online to manage your rental.

Your first sentence implies bank loan personel can't run or follow standard desktop underwriting guidelines.
