If you're bankable shop around and you will be competitive on rate and terms with banks without going through this arduous process of forming these unnecessary structures, transferring title and incurring additional transactional fees etc.

If you use credit cards, I recommend having a designated credit card that you solely use for the rental property as well.This will keep your transactions for the property very organized and easy to find for tax season assuming you don't already have bookkeeping set up.

@Dina Schmid Inheriting a property is the best way to get property form parents, but looks like this is small transaction because of the property value so inheriting is not absolutely necessary.

I wanted to have the same title company for the entire process and was fortunate to find ETS as they would know from the beginning everything about the exchange and the parties involved and were licensed in both states where the sale and purchase transactions occurred.My initial conversations with Dave still left me with questions but only those that I did not know what to ask having not gotten to the different phases of this entire process.
