Any advice/coaching will be greatly appreciated.  

The problem with all of these coaching models and books and podcasts is that they are selling a product, which is fine, but it does not necessarily translate to real-life applicability for most people.

Is there a coach or someone I can pay on here an hourly fee to analyze deals with me as a consultant?

Also, would you coach someone in a different state and be a partner on the first few deals?

Most sellers (and listing agents are coaching sellers) want to see that you have the cash on hand to actually buy the house. 

Hello @Max McCuddy,Some brokerages assign you a mentor when you join the company.If you're hiring someone, it is likely a coach.

My suggestion would be to figure out what feels "light" (from Jason Drees who is @Brandon Turner coach) and at least lightest.

A good syndication mentor will partner with you, and you should have DIRECT access to the main mentor (beware coaching programs where the main mentor has "coaches" working under them).

Some are great, some are total pitch-fests trying to get you to buy whatever expensive coaching program they're selling that day.
