We have a property 90 minutes from us that we own.. and my wifes PDX MLS does not cover it and she does not want to join the other MLS so we will hire and agent on a limit listing capacity to get it on MLS on the local system.

We have decided to not sell our property in Orlando and we are at 95% capacity until august so far.

Another option is trying to find homes off-market, currently working in that capacity for many of my clients.

Considering that theme parks are not yet at capacity and international travel hasn't opened up yet, we see the trend continuing for quite some time to come. 

I have used VAs in the past, just not in that capacity.

Rate is higher and they are operationally inefficient, but if any capacity to switch, please look into it.

It gets pretty darn cold here with long winters, and my assumption is that it might get slightly colder in Bozeman but certainly not on an order of magnitude or in a different stratosphere.A few things that can require adding some size to your unit:if your blower has to push the air to 2 (or more) separate levels that can stress the capacity of the unit. 

Each unit renting for $825. 100% capacity.

I am definitely planning to value add in some capacity so I'll keep that in mind.
