You need to know how to negotiate the purchase (don't rely on the agent as they are NOT all created equal) and you need to be very, very familiar with purchase contract verbiage and what should and should not be in your agreements.You then need to build your team of contractors, sub contractors, materials suppliers, etc.At that point, you are now ready to start your acquisition hunt and not before that.

I should clarify-I work for a home materials supplier (flooring, toilets, tubs, tiles, the whole thing) and am able to get most of the materials at wholesale price, so that's able to cut down on cost by quite a bit.

I just told him I need something to show for all that cash and to let me know what he is willing to do to ensure that, such as giving it to a mediator like an attorney or letting me buy the material from the supplier and having the supplier deliver it.
