., inspector) are a joke, the roads are laughably bad, garbage collection misses the house every once in a while, your go-to contractors say "Sorry man, we don't deal in that area", the city tax rate is disproportionately high w/no credit, the adjacent home have pit bulls and the kids fling the fecal on the front porch for fun, basketball (a.k.a "yell ball") is played in the street until 3:00 am everyday so the tenant complains with a sleep deprived quivering voice and leaves, and the property value is "eh".I know you're thinking "sheesh dude, speaking from experience?"

I am from Denver and I Invest in Denver, but I am currently in Volgograd, Russia, where I play Basketball professionally for the next few months.

I would project my future needs and how much income is required going forward just for increasing living expenses just to have some working numbers for creating more buffer and stability in the future (to plug in to step 3)2) I would do things I usually don't get to do, golf, take the kids to parks and other fun family things, play basketball at the gym, sit around in my robe watching TV all day, go whitewater rafting, go on a spontaneous road trip, hang out with some old friends.

The community is really growing on me and between the kids school, coaching basketball, my wives coworkers @ Mission and the mountain biking, I'm really enjoying it here.

We still get back to Raleigh to watch football/basketball games frequently.

Oh for sure @Ali Boone I am a huge UT fan especially football and basketball, but I love college football in general!
