A lot of the lending 'competition' out there won't even return your phone calls, so just because they send you an automated quote from their website, doesn't mean they are going to be there for you.The other thing that I would mention that hasn't been said yet is that your list of the TYPES of lenders is pretty limited.

There are some apps and devices to help automate things and worst case I live 45min away.

Even with everything automated, there is still some work involved.

Well you can police the stuff that will happen, put up cameras, drive there more, become brilliant at property management, but you will see them litter the place more, leave busted up cars there more, stuff on the curb (fines), make more noise, be more destructive.   

I own a small MHP where the tenants are used to walking the money over to the park managers house, which I don't mind that but I would rather automate this whole thing.

Right now we're trying to get everything registered and it really is a tangled mess, I'd be happy to pay just for the service of getting everything registered, but if it also helps AirBNB in automating the tax side that would be great too.Thank you!

This sounds particularly tricky to automate.

Our PM does all the stuff for the condo that it does for apartment complexes, like porter services for bulky trash, lightbulb replacements outdoor, picking up litter, paying landscapers, sending in a plumber when some plumbing breaks outside, maintaining the pool, maintaining the sports courts, etc.So, why did *I* choose a condo?

Automating several processes, incorporating technology (like keyless wifi door locks), and self-managing.
