The tough part about flipping is that you have no residual income when it is all said and done!

I just want the residual income from the property.

Now he gets to pays off his debts ($380k) , and walks away from closing with $20k in his pocket and residual income from a performing note for $100k to boot. 

Finance the property under your name (own title, etc) and one of you can be paid a property management fee (with the residual going to other party). 

The installers could have used the wrong adhesive if any was used. 

It wasn't always easy to start, no sales ever are but definitely something I still benefit from today.Insurance sales can offer residual good income as well.

If you use a pressure sensitive adhesive for the vinyl, if your house floods, the glue can get loose, but you can glue it back.
