I worked with one that gave detailed statements for dozens of units in West Virginia.

Some of SW suburban buildings in Berwyn and Cicero don't get as much traction, but we have also had good success leasing for clients further west in Naperville and Downers Grove on the MLS. 

I’d look more at the properties long term potential, without knowing anything about the la market or this property, I wouldn’t trade all thing equal a property in la for a bunch of row homes in west Baltimore for instance, however I’d trade just for example a property in a rough part of la for a property in Montgomery county Md.

Just my $0.02 most of the time sure.. but you take OREO properties especially in low value inner cities in the rust belt and mid west .. and I can tell you I have seen Many many settlement statements were the banks have to bring cash in to close..

P.S- My criteria is dated/ in need of work multi-family houses under 150k around west boulevard and Jefferson area in Cleveland Ohio. 

IMHO, you need to be west of Pac Coast hwy.

Especially on North Miami Beach and the West Coast of Florida.

Chad I find these NE states to be quite complex compared to the west coast states that are really cut and dry when it comes to these issues..
