I am particularly looking into the Park Forrest/Chicago Heights areas which I do not believe is very violent. 

When I was kid, downtown was dead, and it was Oakland’s super-violent area.

Our last home was in an area like that and we did great with zero issues.But if you see boarded up houses, a high crime rate (both property and violent) and retailers going under then that is a clear sign to stay away.

For me, it's must make three times rent in gross monthly income, no history of evictions, no violent offenses or felonies.

Statistically in Florida a police officer is 3 times more likely to commit a violent crime than a licensed CCW holder. 

I have rehabbed trap houses and operated in the most violent neighborhoods.

Data is not unbiased.Good point - so in that case do you ignore Trulia's crime feature entirely or do you try to only look at certain types of crime (violent?)

We do not do violent crime background checks, non-violent financial crimes are all we really care about.

I can't really think of a better term that describes a D/F area where residents or visitors face significantly higher risk of violent crime.
