It is a 3 unit airbnb portfolio with each unit in a different city.

Now that people are starting to socialize again and this city is opening back up soon, I would imagine that many renters and visitors will be coming back to SF in the next year or two.

I am looking to add:- one syndication investment (not multifamily because I invested in 3 multifamily syndications in 2024)- three turnkey rentals in the Midwest (only vertically integrated management and construction/repair turnkey)- one mixed-use property in NJ (Main Street mixed-use is what I like with at least two retail and two residential)- one flip in NJ (buy price between $500k and $750k, reno $200ish, profit $200k min)I am also looking to:- do two bathroom renovations in my personal residence (and one in my DADU over my detached garage)- do a complete yard makeover, adding a plunge pool in my backyard- start planning and development on a 5-acre plot of land I have near Woodstock, NY for a 4-STR groupingI am looking to sell:- nothingWhat is in your 2025 buy box?

Try to stay close to the median home price for that city. 

My core investing philosophy is pretty simple, and has done very well across almost two decades and numerous cities:1) Invest in cities with population (and job) growth2) Invest in parts of the city where household income is near the median (or slightly below)3) Invest in properties that provide cash flow from day 1 Thank you for sharing that. 

Remind them of quiet hours, city ordinance, right to quiet enjoyment, etc.

I'm based on the west side of the Twin Cities and am investing on MN's North Shore (Duluth, Two Harbors, Grand Marais) The house were under contract for is a long-term duplex.

WE have to keep in mind many street level resi type agents really dont know the back end of Real Estate they only know what they know which is mom and pop are going to get a loan to buy mom and pops house.. or one of the vocal ones on BP against sub to is Jim as your probably alluding to..

One year many pipes froze in our city, including one of our rentals and our personal residence.
