However in my findings and talking with attorneys AB 1482 clearly allows for the owner to serve just cause termination with owner intent to occupy. section (e)(8) is a little confusing reguarding the ownership of the property not being held in a LLC or trust, but as I do not have a LLC it looks like I am able to serve notice to one of the units and move into it which I plan to do.  60 day notice and relocation assistance equal to one months rent.

I'd buy as many cash flowing 1% rule rentals in a B-/C+ or better neighborhood that I can in the market I know and have a team in.

Hello @Jay Hinrichs In Toledo, I see the average C class around $30k to $38k per door, a B class around $42k to $50k per door and an A class anywhere from $60k to $100k (Depending on the area).

I'm aware of the several factors that make an application more likely to be approved by A/B lenders. 

FYI an office space is a B occupancy.

For starters what's your Location A,B,C,C+ D areas etc, school districts, economies, diversity of jobs, specific population amounts etcCondition/ Repairs needed year of homeProfitability Criteria Anything else you care to add. 

I suppose it would be a B-B-RRRRR…maybe a new term?
