(Trash, water sewer, landscaping, outside maintenance?) 

Hi everyone,I’m dealing with an issue in my Florida property where mold has started forming on my shower walls due to a water leak.

Rain water leak happened on one unit where these tenant issues happened.

My water usage bill is the same.

The only reason we have requested his presence while contractor is there doing the repair purely because we are worried that the tenant might accuse the contractor damaged his stuff, etc. later.

For our clients, we separate repairs into catergories: 1) Health & Saftey - highest priority to avoid lawsuits2) Property Preservation - don't want a $500 water leak repair to become a $5k repair later3) Government Required - for city & S8 inspections4) Marketing Negative Impact - who wants to rent a "purple" house?

They got caught up more by luck and happenstance than pure skill.

If you don't have water, sewer, and power at the property already, it will substantially limit how many units you could feasibility build even if 100% of the land was otherwise usable.

You have $606 after tax dollars to spend on the rest of life's expenses, including investing, buying flowers for your significant other, cell phone bill, water/electric/vehicle expense/food/childcare/hair cuts/vacation. 

If the landlord is paying any utilities that are based on usage such as water, then I might discuss a rent bump to compensate for the anticipated increase in usage and address that with the lease update adding the person as an occupant.
