Our approach for implementation is to break all repairs into 4 categories by priority:1) Health & Safety - most important as could result in tenant lawsuit2) Property Preservation & Government Requirements - don't ignore a roof leak that costs hundreds to fix now, but will costs thousands in the future.

I browsed for trustee sale in North Carolina but nothing coming up, except the the listings on Xome.com for online bidding I am not in the business of buying foreclosures so I am not sure which trustees post it on their site or if its best to search the areas newspaper for public notices.

I don't think it is that crazy to have public trashcans at Bus Stops.

It is a cautionary tale of taking on too much and breaking so many rules of good business and mental health.

Sometimes your credit or the deal itself might change things so without knowing EVERYTHING about you (which would be hard to do in a public forum) it might be hard to really say what's "normal" for you.  

While corporations must adhere to annual meetings, board of directors, minutes, bylaws, corporate officers, and franchise tax filings/public information reports, LLC’s have only Articles of Organization and Operating Agreement.  

Also, I'd think about the long-term potential for appreciation and the health of the neighborhood.All in all, I think it's great that you're at a position where you can seriously consider investing and wish you the best of luck either way you go!
