I would agree.....I would look at Aubrey, Celina, Melissa, Anna, Van Alstyne, Sherman.Maybe Denton, Krum, Sanger, Gainesville, Denison, Wolfe City, Leonard, Blue Ridge and the other cities you mention.Wylie is tough these days I think....when you look at rent vs prices. 

You wouldn't just hand a wad of cash to a guy to go down to the car dealer and pick you out a car; you'd visit the dealership, hopefully test drive the car, look up the values in Kelly Blue book, maybe let your mechanic look it over, make sure they gave you a valid title without liens, etc.

Painted both of the bedrooms I rented out (one of them was a horrendous blue color) and did some cheap curb appeal fix-ups (mulch, cleaning, etc.)!

When I was managing my own properties, I made the decision pretty early on that I'd rather rent to a blue collar worker than a Section 8 applicant. 

This will change absolutely nothing in the 5 remaining blue states that continue to have their own version of moratorium. 

I operate in Blue Ridge and Forsyth/Fulton area which are two of the hottest markets in GA. 

Not sure how many STRs you have thus far, but if you are just starting out, I highly recommend looking into the mountain markets due to year round tourism, it is the safest route into the short term rental world in my opinion and markets like the Smokies and Blue Ridge, GA are established and could end up a much lower risk!

I send all the people with big dogs, multiple big dogs, pigs, snakes, alligators,  bad credit, etc to Zillow....and the good corporate or super solid blue collar tenants come thru other realtors looking at MLS.   

Blue as hell in the cities.... but it sometimes feels even more red than the Midwest when I go on a road trip and stop for gas in some of their smaller cities.

You can discuss the policy but do not bring Dem/Rep/Trump/Biden/Conserv/Lib/Red/Blue into this conversation.
