I started young and all on my own in the whole learn as you go and read and ask many questions and hope the lessons learned are easy ones, but I fully believe before you can successfully move into the real estate "game" your personnel finances and available funds need to be in order.

The lender will expect you to have a certain amount of retainability in service, and we had to get a letter from military personnel showing that we had over a year of obligated service left.

Also you need their w9, copy of insurances CGL and Work Comp, be sure to check your due diligence and check with TX CSLB and ensure that the person signing the contract is authorized personnel that is registered with the Contractor State License Board, if you could not find their name, dont do transaction with them.

Allen County Comm College is typically going to have only 18-20yr olds attending as it's only a 2 yr school - I'd say look to rent to oil/gas, employees, however the industry is in the toilet at the moment - not much going on now.You might check to see if there's a windfarm nearby - I would assume there are one or two, they might have a few support or construction personnel that need short or long term rentals, some like fully furnished - doesnt need to be anything fancy.
