The surround in my kids bathroom has this surround, with the side pieces (like L's) overlapping the rear peace a little, glued in, and sealed with caulk...not a drip in 15 years.

If it is not in a flood zone, I personally would get flood insurance as it will be cheap, just for the peace of mind as most of the area is low.I will be following this thread closely and hopefully others chime in.

Also once taxes become more complex the likelihood of audit goes up as well and it is nice to have peace of mind knowing that a professional you can trust handled your taxes appropriately.

I was going to post that ROI on paying down/off any mortgage is equal to the note rate on said mortgage, but @greg s. already covered it.If you wish to pay off mortgages for other reasons, like peace of mind, @Mick Regan, there are certain scenarios where it is easier to get additional mortgages with fully paid off properties, rather than several properties mostly paid off.
