. $25/month for most pets and dogs under $50/month on a case by case basis.Breeds: Whatever my insurance will cover.I don't charge a pet fee or a pet deposit because I don't know if I can, since in Pennsylvania the max I can charge for a security deposit is twice the rent.

While there, my tenant told my friend that they think it backed up because the lady of the house flushed a tampon and maxi-pad down the toilet.10 days later my tenant called me again one afternoon during the week and said it was backed up again.

With 4 units you are maximizing what your deposit/loan gets you, if one unit is empty then you still have 3 generating cash, etc.Once you start looking at 5+ units, they are now classified as commercial real estate so financing changes and so does insurance.  30 year fixed with 25-30% down and low fixed rates are no longer an option, you have to get a commercial loan, which from what I have seen means a higher interest rate and shorter term (20 year max I think).

Based on what it would rent for, I think the max I could put towards it would be about $60k..which would allow me to refi, pay lender back, and have "good numbers".

I got 2 quotes for an RLI umbrella but the max is 5 rentals on that so I'll do it if I can't find anything else, but ideally I'd rather go with a policy that will grow with my holdings.

But I always put 5% to make my offer stronger (even though the max is 3% so if everything gone wrong I still get 2% back) .2nd, you might need to encourage your realtor to be more passionate about each offer.
