If you are taking a space in a center with multiple vacancies, or even taking a space that has been sitting vacant for some time, I would imagine you have a strong hand in the negotiation.Curious: are you working with a broker that represents you or are you negotiating directly with the landlord/landlord rep?

Again I can't say what is fair market for your home, but I would imagine if you are priced correctly you will receive inquiries from good prospects.

My assumption is $0 rent those months other than a holiday week like Thanksgiving Christmas and Easter, where the projections are showing thousands per month.As a frequent traveler to the area, I cannot imagine much rent revenue in Jan, Feb, March, April, Nov, Dec. 

@Peter Kuck I spent a few hours on this a couple of years ago and found that no one was willing to dip below the 75-80% LTV mark (accumulative 1st and 2nd lien) which I imagine would be even harder in this environment.If you find anyone, would be a game-changer!

I imagine that is operator to operator and design to design though.

Imagine getting a 2% - 5% interest rate today and how much cash you would be saving every month on your mortgage payment and the increased debt paydown! 

Not sure how much they'd tax you, but I imagine NB Capital Gain is at 50%.
