I think South Boston, South End and Back Bay would be ideal for this.

Brentwood is in the Bay Area east of SF so yes no interest in investing here.

My friend is a real estate developer who has successfully bought, renovated and sold/rented out a few small apartment buildings in the area (I live in the Bay Area so there are plenty of 4-8 unit buildings).  

If you have nothing to bring to the table you will find it difficult I always tell folks in this situation is to simply go on e bay you can buy every single guru's written materials and tapes for 20 to 50 bucks each guru.. listen to all of those read them all.. then slice and dice and see what fits your personality.no one ever said real estate is easy.. takes no money and will just fall in your lap.. its the polar opposite.. 

Going back to my Marine Corps roots, I spoke with an old marine buddy of mine who suggested scoping out his (and my former) neck of the woods - Onslow County, Camp Lejeune, Stone Bay, Swansboro, Hubert, Richlands, Surf City, Topsail and the southern Outer Banks.

Rainier, City Lights, the Olympics and Elliot Bay.

I am from the Bay Area so it took me a bit of research and calling agents over in the DC area to help me.

Cities like to control things, if you're in the Bay Area I wouldn't be surprised.
