Look at stocks and price of bitcoin.

Basically trying to figure out if my rental income can be treated as a trader/business for QBI / 199a  but not be subject to Self employment tax like my construction business income.Thanks Dustin

Its not bitcoin, lotto or amway.  

"Established nieghborhood close to parks and amenities, trader joes, lowes, blah bblah, 6 miles to downtown,, etc etc, large backyard for cook outs and bbq.

Most have investment trader licenses as well.

I currently do this across gold and dollars personally, and own no crypto, although I previously held some bitcoin. 

Even if you overpay today, but lock it on a low interest rate, what might not look very good today, will be great a couple of years from now.We are not day traders, but in this for the long term!

Rumor is Whole Foods will be making its way up here as well, along with Trader Joe’s.

You can also invest anywhere geographically also you may be constrained by location...how much do you know about OOS markets.... or capital...how much money do you have to invest.Given the growth of the RE market, I think this site has probably attracted more newbies that 1) need cash flows and therefore are drawn to OOS low cost opportunities or 2) ones that see all the money that can be made from flipping (the traders in the stock market world).It will be interesting to see what happens to the activity on this platform if and when another RE correction takes place.
