Lucky,I don’t know about 50% appreciation, but I think areas to look at would be Winter Haven, Pasco County, Lakeland and possibly DeLand in Volusia county.

If you're in California, there is an exception for probate for estates worth less than $150k. 

The buyer plans to rehab the property to make it rent ready, it is currently in bad condition which he knows cause he is the one that boarded it up during the winter.

@Brian Dickerson, federal law prevents lenders from exercising the due on sale clause if you transfer the property into a trust for estate purposes, but you must remain as the beneficiary, which means that you also still have all of the liability.

This was during winter months when there isn't a whole lot of interest to move.

The location is surrounded by places such as Champion Spring Village, Colony Creek Village, Cedar Creek Forest Mobile Home, and not too far away from Lone Star College University park.
